1. Programming & Conceptual Design:
Client Meetings & Briefings:
Understand the client's needs, budget, and project goals.
Gather information on site conditions, zoning regulations, and building codes.
Conceptual Design:
Develop initial design concepts, exploring different options and considering factors like aesthetics, functionality, and sustainability.
Create preliminary sketches, floor plans, and 3D models to visualize the design.
Client Presentations & Feedback:
Present design concepts to the client, gather feedback, and refine the design accordingly.
2. Design Development:
Refine Design: Develop the design in more detail, finalizing floor plans, elevations, and sections.
Material Selection: Select building materials, finishes, and systems (e.g., HVAC, plumbing, electrical).
Structural and Engineering Design: Collaborate with structural, mechanical, and electrical engineers to ensure the design's structural integrity and compliance with building codes.
3. Construction Documentation:
Prepare Detailed Drawings: Create a complete set of construction drawings, including:
Floor plans
Elevations
Sections
Details (e.g., door and window schedules, material specifications)
Structural and MEP (Mechanical, Electrical, and Plumbing) drawings
Specifications: Prepare detailed specifications for all materials, finishes, and construction methods.
4. Building Permits & Approvals:
Submit Permit Applications: Submit the necessary building permit applications to the relevant authorities.
Coordinate with Authorities: Work with city planners, building inspectors, and other agencies to obtain the necessary approvals.
5. Construction Administration:
Provide Construction Oversight: Monitor the construction process to ensure compliance with the design documents and building codes.
Address Contractor Questions: Respond to contractor inquiries and resolve any design-related issues.
Conduct Site Visits: Regularly visit the construction site to observe progress and identify any potential problems.
Issue Certificates of Payment: Certify the amount of work completed by the contractor for payment purposes.
6. Post-Construction:
Conduct a Final Inspection: Inspect the completed building to ensure it meets all design requirements and building codes.
Prepare As-Built Drawings: Document any deviations from the original design.
Provide Post-Occupancy Evaluation: Monitor the building's performance and address any issues that may arise after occupancy.
